Atlanta Real Esatate 2008 Year in Review

 

It was the best of times, it was the worst of times….

 

The real estate market has shifted drastically.  Sales are down dramatically.  Inventory has reached an all time high.  Buyers have never been more reluctant.  Fear is rampant, anxiety high, and people are getting out of the real estate business right and left.  Sound familiar?  If you are over 40 it should…the year was 1980.  (Or wait, maybe it was 1990…..)

Truly the time to BUY or REFI!!

Why Buying or Refinancing NOW is right for you.

While most people are scared to death about doing anything with real estate, those in the know are very excited about the buying opportunities available right now. Think about it. A house that you couldn’t afford to buy a few years ago, may now be within your reach. Need a bigger home? You can probably now afford that bigger home for a comparable price of your current home.

Now tell me it isn’t a good time to buy!
Can you believe?  4.875% 30 year fixed!
RIGHT NOW IS THE TIME….
RATES WILL CHANGE, LITERALLY, BY THE MINUTE!

This time in history is not merely unprecedented, it’s NEVER HAPPENED, NEVER.  
 
There have been 2 buyer’s* markets in recent history. (A buyer’s market is defined by high inventory, and typically marked with lower prices)
1) 1980
2) 1990
Early 90′s, rates were 10%!!!
Early 80′s rates were 18%!!!!!!
NEVER have we had both high inventory and low rates AT THE SAME TIME.
 
If you know anyone not buying who should be send me here for more info on Atlanta real estate.  I promise to take great care of them and to make you look good!
 
*For all you smarty pants in the room.  Yes, the great depression was a buyer’s market, but you couldn’t get a loan AT ALL and values were down nationally by 50%, not 10%.  So, I’m not counting that one. :) ~   
Also, the buyer’s markets previously lasted roughly from: 1978-1982 and 1989-1992.
 
Just a thought…..but why would you wait?  Buy or Refinance now!
